Leasing, Applications, and Pricing
Getting started at Arden Karl’s Farm is simple and convenient. Prospective residents can browse our floor plans online to explore available layouts and pricing options before submitting an application. Once you apply, our leasing team will guide you through the approval process and next steps.
Applications include a $25 application fee per home along with a $300 holding deposit. After submitting your application, residents complete income verification through Snappt, and a background and credit screening may also be performed when applicable. Screening results are typically available within 48 hours, although timing may vary slightly depending on the application process. Approved applicants receive a welcome email with lease documents available for electronic signature.

Apartment Living and Personalization
Our apartment homes are designed to feel both welcoming and adaptable. Residents are encouraged to personalize their space with framed artwork, shelving, curtains, and decorative accents using small nails or thumbtacks where appropriate. Adhesive hanging products are discouraged since they may damage wall finishes.
While painting walls is generally not permitted, residents can still personalize interiors through décor, textiles, and temporary decorating solutions that preserve the apartment’s original condition.
Each apartment home also includes a full-size washer and dryer, helping make laundry day more convenient and efficient for residents.
Pet Policy
Arden Karl’s Farm proudly offers a pet-friendly environment for residents and their furry companions. Residents may have up to two pets per apartment home. While some breed restrictions apply, there is no monthly pet rent required. A $300 pet deposit is required per apartment.

Utilities and Rent Payments

Rent payments can conveniently be made online through the Rent Café resident portal. Residents who prefer in-person payments may also pay with a cashier’s check or money order at the leasing office.
Lease Terms and Qualification Requirements
Arden Karl’s Farm offers flexible lease terms ranging from 13 to 18 months, allowing residents to select an option that best aligns with their plans and lifestyle.
To qualify for an apartment home, households are generally required to earn at least two times the monthly gross rent. Our leasing team is available to answer questions about income qualifications and application requirements.
We also welcome all lawful sources of income as part of our application process.

Residents enjoy convenient transportation options throughout the Denver metropolitan area. The N Line Light Rail station is located just a short drive from the community and provides access to Downtown Denver and Union Station.
